Common Selling Costs

  • Seller Concessions: Depending on the housing market., buyers may try to negotiate for a lower asking price. Or they may offer to pay your full asking price with seller concessions. These could include a discount for repairs, leaving a washer and dryer behind, or paying all of closing costs. (Usually 3–4% of your home's price)

  • Your New Home: Make sure you can pay for your new house in cash or secure a mortgage you can afford. Monthly payments of 25% or less than your take-home pay on a 15-year fixed-rate mortgage is often recommended.

  • Moving Expenses: The average cost to move a three-bedroom house locally ranges anywhere from $560–$1,000 or more. And if you’re not moving directly into your new home after selling your old one, you’ll likely need to pay for a rental and possibly storage fees.

  • Expenses can seem overwhelming if you’re not prepared for it. But with proper planning and Pat's help things should go more smoothly.

  • Agent commissions: You’ll probably pay around 5%-6% of your home price to cover agent commissions but agents are worth it.

  • Closing Costs: A seller’s share of the closing costs s usually 1–3% of the home price. Costs can include sales tax, a title transfer fee, attorney fees and a fee for whoever organizes the final transaction on closing day.

  • Staging Costs: The cost to stage a home varies widely based on where you live, the size of your house, number of rooms to be staged, etc. On average, home staging costs around $350–$1,600.

  • Home Inspection Repairs: It is wise to pay a few hundred dollars for a pre-selling home inspection before you put your house on the market. Depending on how seriousness the issues that come up, repairing your house could cost next to nothing, hundreds or  thousands of dollars. That doesn’t mean you must pay to fix it. But if you don’t, buyers will usually expect a discount.
