3. Prequalify for a Loan

If not paying cash, Pat can recommend several good lenders. The bank will help you pick the right loan program. This must be done before you'll be able to make an offer on a house so don't delay!

4. Explore

The fun begins when you and Pat begin driving to communities and touring homes that best fit your wish list.

5. Make an Offer

Once you've found your ideal home she will walk you through the contract, Pat will help you negotiate the best price for the current market environment and help you make an offer and counter offers.

6. Offer Accepted

Once your offer is accepted we move into escrows (usually lasts 30 to 45 days). It allows time for a housing inspection and due diligence. It also allows you to back out of the contract if you are unsatisfied with anything.

Home sales are usually 'as-is' so it's important to do your due diligence by getting a home inspection. Offers are contingent on a satisfactory inspection. Repairs can be made by the seller or repair credits given to the buyer at closing.

Once under contract, your lender gets the property loan specifics. The mortgage company gathers your financial information to finish the process. They order an appraisal and finish underwriting your loan.
